This charming detached property was once the main 'kafenion' for the village and consists of one good sized room (approx. 34 sq. meters). It is stone-built with a pitched roof which is covered in terra-cotta tiles. There is a large open fire and combined traditional oven in one corner. There are two large windows on one side of the house, which overlook the valley opposite and the sea beyond. The double front wooden doors (with a mature vine trailing above) open out on what used to be the original village square and there is a natural spring here. There is a small patch of land at the front (as part of the property) which would be ideal for eating outside 'el fresco'. Water is connected but electricity is yet to be installed - a simple procedure as the power supply is nearby. There is ample parking by the side and in front of the house and there is also a public car park, less than a one minute walk up the hill in the village. The house has a very pleasant feel and thanks to its thick walls, is naturally cool in the summer and warm in the winter. The house would make a perfect home for long vacations (at any time of year) and could also be a good 'holiday cottage' when not in use, and servicing the property for this purpose could be easily arranged, if required.  For sale freehold price is a little negotiable.

The house is sound and built in traditional Cretan style with thick stone walls. These could be extended above by about a metre in order to add a mezzanine level for a double bedroom. The illustration gives you an idea of what I have in mind.

A reputable builder has been briefed (and specialist in stone-built renovations) who has quoted 15,000 euros for the work to include removal of the corner fireplace, the new mezzanine, bathroom, kitchen and storage areas, staircase, new plaster, new concrete floor, a substantial new roof and timber ceiling.

In addition, it is estimated that a further 5,000 euros would be required for plumbing, kitchen and bathroom fittings, customised wooden windows, connection to the existing nearby village electricity supply and telephone & broadband.

Details of the owner's design scheme can be discussed with the interested purchaser.

The village of Skotino is located in the centre of Crete and is an ideal base for exploring the whole island. From the Venetian city of Hania in the west to the pretty town of Agios Nikolaos in the east. Skotino is a small typically Cretan village with its own tiny church, a primary school and two ʽkafenionsʼ. Itʼs perfect for walking - short walks around the village itself or further afield through the valley beneath the house and up through the hills. Skotino is a short drive down to Gouves with a mini-market and several good tavernas and then down to the beach resort of Kato Gouves (5 minutes) with many hotels, bars, shops, supermarkets, two bakeries, a bank and even a gym. Kato Gouves is on the ʽOld National Highwayʼ with regular bus services to Heraklion and elsewhere on the island
