Viewing Properties

Properties come and go remarkably quickly, the website is updated daily, checking regularly or signing up for email updates of new arrivals will keep you informed.

Please make appointments to view before you travel to Crete. There are no street names in most villages and somebody must take you individually to show you the properties. We will try to accommodate everyone but it is usually necessary to make an appointment in advance. Property particulars are believed to be correct, but their accuracy cannot be guaranteed and they do not form any part of a contract.  We cannot be held responsible for comissions, price changes and withdrawals. Proper legal advice should be taken in all matters. Please note that we are solely agents for the purpose of finding properties for your needs. We do not hold ourselves up as having any legal expertise and it is essential that you instruct a lawyer immediately you decide to purchase. We cannot in any way be involved in the legal process.

Total purchase costs including taxes, all legal fees and expenses are now 10% in total. This 10% includes elements such as legal fees, notary fees, land registry transfer tax (3%), buyer's Estate Agent commission. The exact purchase costs depend on a number of factors including the building license date and the exact location of property which is why there is a small variation, but your lawyer will calculate for you an exact amount and breakdown for your particular property purchase once you have selected the property.

For very cheap properties under 60,000 Euros, costs may occasionally exceed 10% as some minimum fees may come in to play and for more expensive properties, purchase costs can be less than 10%.
